    General description of the project

    Multi-family building between party walls at C/ Isidoro Antillón 104 (Palma), with a ground floor + 4 upper floors and 1 basement. The program includes 8 dwellings, including one duplex. The ground floor houses a dwelling with a rear patio and common areas raised to +0.72 m (due to flood zone requirements). The building features a vertical core with elevator and an interior ventilation patio. In the basement, 8 storage rooms and technical facilities are planned. The building fully complies with the Spanish Technical Building Code (CTE).

    Qualities

    • Envelope and carpentry: Facade resolved using the SATE system with 12 cm ceramic brick, rock wool, and interior lining with double plasterboard. Exterior carpentry with thermal bridge break and double glazing. The design aims for high thermal and acoustic performance.
    • Acoustic comfort: Vertical and horizontal elements (facades, partitions between dwellings, slabs, etc.) comply with DB-HR requirements regarding acoustic insulation. Rock wool and double linings are used where appropriate.
    • Air conditioning and DHW: High-efficiency air conditioning in the dwellings and domestic hot water (DHW) by aerothermal energy (replacing solar panels).
    • Interior finishes: Ceramic wood-look floors. Interior walls with plaster finishes and plastic paint. Interior wood carpentry for painting. False ceilings in main rooms.

    Common areas

    • Parking: No parking spaces are planned, but storage rooms and technical facilities are included in the basement.
    • Bicycles: Space provided in the basement storage rooms with the option to store bicycles.
    • Elevator: The building has an elevator, complying with accessibility requirements of the CTE and regional regulations (Law 8/2017).
    • Roof: Non-accessible flat roof with technical installations (solar panels).

    Energy efficiency

    • Passive design: High-performance thermal envelope thanks to SATE, carpentry with thermal bridge break, and double glazing. Reduced demand in both winter and summer.
    • Efficient installations: DHW production by solar energy with electric backup. Electrical and plumbing systems designed for efficiency.
    • Air quality and health: Natural ventilation in all rooms except storage, laundry, and bathrooms, which have hybrid ventilation. Waste and water evacuation according to DB-HS of the CTE.
    • Water saving: Cistern system with rainwater collection (8m³) and return network for DHW. Sanitary fittings with saving mechanisms provided.

    Booking and payment conditions

    Initial Reservation

    A deposit of €5,000 will be required to formalize the reservation prior to obtaining the building permit. For the client’s peace of mind, all payments made will be backed by a bank guarantee.

    Deposit Contract (Arras Contract)

    Once the building permit has been granted, 10% of the total purchase price will be paid as a deposit.For the client’s peace of mind, all payments made will be secured by a bank guarantee.

    Interim Payment

    Six months after construction begins, an additional payment of 10% plus the corresponding 10% VAT will be made. For the client’s peace of mind, all payments will be secured by a bank guarantee.

    Final Financing

    The remaining 80% may be financed through a banking institution upon completion of the construction. For the client’s peace of mind, all payments will be secured by a bank guarantee.
